Limited Recourse Borrowing Arrangements Explained
An SMSF cannot take out a standard mortgage. Instead it uses a limited recourse borrowing arrangement, or LRBA, which is a specific legal structure where the property is held in a separate bare trust until the loan is fully repaid. The lender's recourse in the event of default is limited to the asset being purchased, protecting the other assets held in the fund.
This structure adds legal complexity and cost to the transaction. It also requires your SMSF to have sufficient liquidity after the purchase to meet ongoing compliance obligations and contribution requirements. We work through all of this with you before any application is submitted.
