LMI Waivers for Professionals and Complex Borrowers

Most borrowers assume lenders mortgage insurance is unavoidable if their deposit is below 20%. In some situations it is not.

Certain lenders offer LMI waivers to borrowers in specific professions, typically medicine, dentistry, law, accounting, engineering and other high-income professional roles, regardless of their deposit size. This means a doctor or solicitor with a 10% deposit can potentially borrow without paying lenders mortgage insurance at all.

LMI waivers are also available through the First Home Guarantee scheme for eligible first home buyers and through family guarantee arrangements where a parent provides security.

A low doc home loan is designed for borrowers who cannot provide the standard two years of tax returns and financial statements that most lenders require. Instead of full income documentation, lenders accept alternative verification such as business activity statements, an accountant's declaration or bank statements showing business revenue.

Low doc loans typically come with a higher interest rate and a lower maximum loan to value ratio than standard loans, but they provide a genuine path into the market for borrowers whose income is real but difficult to document in a conventional way.
