Professional Home Loan Policies: How Doctors, Lawyers and Accountants Can Buy Sooner
A major misconception many of our clients have is assuming a 20% deposit is simply the price of entry to the property market. For a growing list of professions, that assumption isn't quite right, and it's worth knowing if it applies to you.
What Is a Professional Lending Policy?
Some lenders keep a special policy for occupations they consider lower risk, generally because the income in those professions tends to be stable and grows over time. These niche, or professional, policies can allow an eligible borrower to skip Lenders Mortgage Insurance (LMI) altogether, even with a deposit well under 20%.
It isn't a government scheme and there's no single rulebook. Each lender decides for itself which professions qualify, how far they'll extend the deposit, and what evidence they want to see. That's an important detail we'll come back to.
Which Professions Are Typically Included?
The list varies from lender to lender, and it has broadened over recent years. Professions commonly considered include:
• Medical and allied health practitioners, such as doctors, dentists, specialists and veterinarians
• Legal professionals
• Accounting and finance professionals, including chartered accountants, CPAs and auditors
• A growing number of other fields, depending on the lender, from engineering to technology and senior government roles
Some lenders keep this list narrow. Others have expanded it considerably. What one bank offers a lawyer, another might not, which is exactly why this is a policy worth checking rather than assuming either way.
How Much Could This Actually Save You?
LMI is a one-off cost that protects the lender, not the borrower, and it can add up to a meaningful sum, often somewhere in the tens of thousands of dollars depending on the loan size and deposit. For someone in an eligible profession, avoiding that cost can mean getting into the market sooner, or keeping more of that money in an offset account where it continues to work for you.
The exact figure depends on your loan amount, deposit and the lender's own criteria, so we'd rather talk you through your own numbers than quote a generic one here.
Why This Isn't a One-Size-Fits-All Policy
This is the part that trips people up. Eligible professions, maximum borrowing limits, income requirements and the proof each lender wants (registration, professional body membership, and so on) all differ. A policy that works well for one client's situation might not suit the next person in the very same profession, depending on the property, the deposit and the lender's current settings.
This is exactly where having access to a panel of lenders matters. Rather than relying on a single bank's policy, we can compare how different lenders treat your profession and find the option that actually fits your circumstances.
Is This the Right Path for You?
If you or someone you know works in one of these professions and has been holding off buying because a 20% deposit felt out of reach, it's worth a conversation before assuming the usual rules apply to you. Every lender's policy is a little different, and eligibility can change, so the best next step is simply to check where you stand.
